Due to the current economic conditions we currently have a high demand for well maintained rental properties across the city and have potential tenants registered and waiting to matched.
At Spring Estate Agents we provide two lettings services. A “Let Only” service that includes:
- Marketing/Accompanied Viewings
- Advice & help with your obligations as a landlord
- Credit/employment referencing
- Holding of the bond (In line with TDS regulations)
- Prepare initial 6 months ‘Assured Shorthold Tenancy’ (AST)
- Obtain an ‘Energy Performance Certificate’ (EPC) if requested
- Six months Homelet rent & legal protection. (Subject to satisfactory referencing)
The cost of our ‘Let Only service is a one off charge of £295.00 + VAT.
Our “Fully Managed” Service includes everything listed above plus:

Support/guidance throughout the tenancy

Prepare Inventory with photos

Quarterly Inspections

Coordinate property maintenance via our carefully selected team of local tradesmen

Move-out report at the end of the tenancy

Can provide Homelet rent & legal protection. (Subject to satisfactory referencing and additional charge)
The charges for our fully managed service are £295.00 + VAT finder’s fee and 10% + VAT per month management charge. Please note that all rental properties now require a valid ‘Energy Performance Certificate’ (EPC). These cost £60.00 + VAT and needs to be paid for before we can start marketing your property.
